PROPERTY VALUES ARE MONEY IN YOUR POCKET.
Don't fool yourself! If you don't look at your property and your home as an investment, you have already lost money! Everyone eventually will sell their home. The condition of your home at the time of it's sale makes all the difference on the bottom line sale price. Either you or your loved ones will pocket the profit or take a loss in the value of your home. Take a look at your home as though you were planning to buy it. Compare it with homes around you and their market price. House for house...would you pay the same price for your home as you would for your neighbor's?
The "GOOD NEIGHBOR GUIDELINES" below are meant to help you to maintain high property values. They will give you information that will help you with the upkeep of your property. When your neighbor follows the same guidelines our whole community becomes a more desirable place to live. Then, the property values will increase throughout Kensington Park.
GOOD NEIGHBOR GUIDELINES
WHAT IS A GOOD COLOR TO PAINT MY HOUSE?
Tasteful muted colors - more common colors are white, cream, and tan with accent colors that compliment those choices.
You have lowered your property values if you have chosen high key or vivid colors such goldenrod yellow, red, dark grey or vivid blue. These colors are meant as accent colors.
WHERE DO I STORE ARTICLES?
Never store your items so that they will be seen from the street. Carports should be kept free of any items and should be used only for cars.
Storage units that are placed in the rear of your property will allow you to store items that you want to keep.
WHAT SHOULD I DO WITH MY GARBAGE CANS AND YARD WASTE?
Sunday after 5PM is the time to set out your garbage cans and waste. Don't place items for pick-up at the curb sooner than Sunday. The waste pick-up is Monday Morning. Place your garbage cans, yard waste and recycle bins close to the curb. Each type should be far enough apart so that the three types of pick-up vehicles will know which waste is theirs.
If you have yard waste it requires that you bundle it in 4 foot bundles or place it in construction bags. No amount can weigh over 40 pounds.
If you have recycle items make sure you use the proper bins. The red bins are used for papers and cardboard boxes and similar items. No items that have stored food can be recycled. No pizza boxes, no milk containers, etc. will be picked up. The whole bin will be left for your removal of non recyclable items. The blue bins are used for cans, bottles, aluminum. plastic items for food products ONLY. Bottles that contained laundry supplies or chemicals are considered hazardous and should be placed in with your regular garbage.
If you have furniture, computers or appliance items in which special requirements may be necessary to have those items picked-up it may require an advance call to Waste management to arrange for pick-up. Call General Sanitation and Waste Management Company at 493-4100.
HOW OFTEN SHOULD I CUT MY GRASS AND TRIM MY TREES?
The rule of thumb allows you to make your own judgment call. Does your yard look neat and trim or is the grass high (12 inches constitutes a County Code violation)? Are your trees trimmed neatly or are they hanging in the street and in your neighbor's yard? And, what about the accent areas of your yard? Do you see weeds growing where flowers should be? As soon as you look at your yard you will know what to do to improve it.
WHAT ABOUT MY EXTRA CAR OR MY BOAT OR RV?
Any boat or RV should not be seen from the road. Extra cars or trucks should be parked in your driveway and not on the grassy area of your home. If your vehicle is a large truck, RV or boat, you should consider storing it in a facility that serves your storage needs.
WHAT ABOUT SIGNS AND FLAGS AT MY HOME?
It is important to know that signs in your yard should only pertain to temporary real estate signs or yard sale signs and should be immediately removed after the sale. Do not place signs at any of the entrances of Kensington Park. Any additional advertising that you wish should be done through newspaper listings. Yes,... a tasteful display of your American Flag or Military Flag is a sign of patriotism and is respected and welcomed.
